Lido Key real estate update

This has been active year for the Sarasota real estate market. Sales are up and inventories are declining. We are entering into a scenario where we may not have enough to sell this coming winter season. See the graph below:

The graph above represents Sarasota county over the last 4 years. The light green bars represent inventory. Notice how much it has dropped off. We now have less than 5,000 unit for sale. That is a far cry from where we were when we have nearly 13,000 units for sale. Keep in mind that Sarasota county runs roughly 40 or so miles down the coast which includes Venice, Nokomis, Osprey and North Port.

This chart represents the months of inventory we have in Sarasota county. Right now we are hovering around 7 months which is most people’s eyes is considered balanced. Back in 2007 we have roughly a 33 month supply of properties for sale.

As you can see the market is looking better and better every month.

  • Lowest asking price – $149,900 (294 square feet)
  • Highest asking price – $6,495,000
  • Average asking price - $1,182,616

  • 40 condos sold
  • Lowest sold price – $176,000
  • Highest sold price – $2,850,000
  • Average sold price – $752,225
